Job Title: Project Manager - Commercial Real Estate Management
Our client, a large utility company, is seeking a Project Manager to join their team in Hicksville, NY.
In this role you will support the acquisition and disposition processes for the Company’s occupied sites.  Including negotiating, tracking and reporting responsibilities of sale and leasing transactions for of company property and property rights, providing effective support to other real estate representatives, facilities and property employees on large or complex commercial real estate projects.
Key Accountabilities:
• Interface with the Company’s landlords and tenants of occupied sites across the US Property portfolio to maintain positive relationships and ensure effective management of the Company’s lease obligations
• Interface and direct the Company’s 3rd party Lease Administration and Broker advisors as necessary to ensure effective process management, financial controls and performance management reporting.
• Obtain market appraisals, research and analysis to support property rationalization plans and other complex transactions.
• Translate business objectives into clearly defined business cases, costs or schedules in order to protect, preserve and maximize the value of company property, property rights and support of the Property Strategy.
• Prepare documentation, negotiate and execute real estate transactions of all degrees of complexity (Sale of land, Grant of Easements, and leases) for best commercial value within agreed timescales.
• Negotiate and agree contracts with customers, developers, engineers, public officials, real estate brokers, attorneys and others including standards of work and levels of service to ensure best value for our client.
• Manage operational process activities in order to achieve high productivity, low costs and efficient work practices and to ensure compliance with our client’s policies and procedures.
• Maintain and document financial documents and progress forecasting in order to ensure projects are delivered according to schedule and within budget.  
• Challenge existing ways of working and continuously seek ways to do things better in order to drive greater efficiencies within real estate transactions and for the business.
• Research and monitor environmental issues as they pertain to property transactions.
• Keep up to date with real estate market developments and real estate data sources in order to ensure the optimization of best practice for company, maximization of financial returns, and identification of opportunities.
Knowledge & Experience Requirements:
• Four-year degree.
• Knowledge of the Utility Industry
• Our business consists of obtaining property rights for the installation gas facilities in the form of permits, license agreements and easements.  
• Easements are obtained by residential and commercial customers, as well as municipalities and government agencies.
• The acquisition of property for the purposes of gas growth and mandated projects.
• The disposition of surplus properties in compliance with the DEC (remediated properties) and PSC guidelines.
• Candidate should have experience in working with municipalities and government agencies and have an understanding of compliance with the Public Service Commission
• Excellent organizational skills and proficient in MS Excel
• 2+ years’ experience in commercial real estate with some utility property and property rights experience is preferred.
• Completion of professional level courses in real estate practice, real estate law, contracts, title examination, negotiation, appraisal and environmental educational concentrations.  
• Understanding of engineering and survey plans, maps and related design drawings, deeds and appraisal reports.
• Recognizes the importance of company's policies and processes, as well as standards of working, demonstrating the ability to give directions with clear reasons and rationales.
• Ability to manage and coordinate multiple projects and other assignments at the same time.
• Requires the ability to think from first principles and demonstrates ability to challenge processes and use knowledge or trends to look at current situations.
• Capacity to interact effectively with internal and external parties on property transactions.
• Ability to understand, interpret and explain the connections between the business and relevant research or information in order to clearly articulate the findings and anticipates obstacles and thinks ahead about next steps.
• Excellent analytical capability with experience of building financial and business models.
